Refurbishment, upgrading and extension of an early 19th century Gate Lodge within the curtilage of a Grade II listed Hall including external hard and soft landscaping.
Initial impressions of the Lodge were ‘redundant’, ‘un-loved’, ‘cold’ and ‘damp’ but with charming original detailing, stonework and slated roofs.
Our brief was to revitalise the property, re-plan the internal space and create a homely, welcoming interior.
Monument were involved at an early stage and provided sketch proposals which included a breakfast room extension.
This proposal allowed the kitchen to be opened up into the new glazed breakfast room bringing much needed natural light into the property.
The kitchen ceiling was removed to the apex of the roof creating a ‘roomy’ environment and inherent environmental issues including dampness, heat loss and ventilation were attended to.
The interior has retained a traditional feel whilst introducing current trends and styles of living. The exterior has been restored and transformed with the introduction of terraced flower beds, a raised patio area and useful storage. The completed lodge has more than fulfilled the brief and is now a welcoming feature at the entrance to the Estate.

The project required Listed Building Consent for which an application was submitted and included a detailed Heritage Statement. The level of information and detail submitted by Monument with the Listed Building application ensured that approval was granted expediently and without any compromises and conditions. The County Design & Conservation Officer commented that it was refreshing to receive an application with such a high standard of information and detail.
